The Olivia at Texas State University is a 758 bed, purpose-built student housing community located directly adjacent to the university’s main campus. Positioned across Lindsey Street from the Ingram School of Engineering and the McCoy College of Business, the project occupies one of the most prominent and walkable sites in the Texas State market.
Texas State University is one of the fastest growing large universities in the country, with enrollment increasing from approximately 40,000 to 44,000 students over the past year and continued institutional momentum, including its transition into the PAC-12.
Designed by Rhode Partners, The Olivia reflects a modern, design-forward approach that integrates architecture, interiors, and amenity spaces into a cohesive residential experience. Clean lines, a refined material palette, and thoughtfully activated common areas create an environment that is both elevated and highly functional.
The project is organized to promote connectivity, walkability, and a strong sense of place, with curated spaces that support both academic focus and social engagement. From hospitality-inspired gathering areas to dedicated wellness and study environments, The Olivia is designed to deliver a timeless, high-quality living experience for the next generation of students.
